Notre maison

This early 17th century Montenegrin stone farmhouse has spectacular sea and mountain views and has been lovingly restored and modernised by the owners – a writer and director of a property company. It is the perfect location for exploring one of the world's most beautiful and undiscovered countries.

Roza Kuca (the Pink House) is a family home, which looks out over the magnificent Bay of Kotor and the Adriatic sea, as well as Lovcen, Montenegro’s most famous mountain. It is surrounded by 5 tiny churches and is less than half an hour’s drive from several popular beaches.

Montenegro has a long and dramatic coastline with mountains plunging directly down to the sea. The country is the undiscovered jewel of Eastern Europe and is once again becoming a destination for film stars, artists and outdoor enthusiasts. It is located across the Adriatic sea from Italy and directly south of Croatia, just over two hours flight from London.

Roza Kuca has a romantic flower-filled stone courtyard with a spacious stone summerhouse including a charming summer kitchen for cooking outdoors and several other small gardens.

The house has a large open-plan kitchen/dining/living area with a cast-iron wood burning stove as well as a utility room and two bathrooms. It has two sizeable bedrooms (one with a sofa and its own ‘secret’ garden) and additional sleeping in the penthouse (which covers the whole top floor) and the summerhouse. The penthouse has a surround-sound cinema system and satellite TV. Roza Kuca comfortably sleeps up to seven people and is child friendly with a cot, safety gates and a swing.

The house is located in a beautiful rural setting up 119 stone steps in the friendly 430m-high village of Bijelske Krusevice and is close to the airports of Tivat (20 minutes) and Dubrovnik (75 minutes) and just 10 minutes from the Boka Bay car ferry service in Kamenari. Competent 4x4 drivers can drive through the fields directly from the road to the house with luggage and shopping in about 5 minutes. There is parking for several cars at the bottom of the steps and for a 4-wheel drive jeep outside the house itself. A jeep is available for swapping.

It is just over half an hour’s drive from the historic Unesco-protected Venetian towns of Perast and Kotor and the bustling seaside resort of Herceg Novi. It is also close to Porto Montenegro, the new super-yacht marina complex built by Nat Rothschild and Peter Munk.

There is fantastic walking and hiking nearby in the extensive village olive groves and longer walks over the mountains directly at the back of the house. Montenegro – a constitutionally defined ecological state – offers hikers and nature lovers one of the biggest butterfly and wild flower populations in the whole of Europe. It is also a paradise for beach lovers, sailors, anglers and outside sports enthusiasts. Packed with forts, monasteries and churches, it is a treasure for those interested in the history of the Venetian and Austro-Hungarian empires. There is a reliable and cheap local taxi service available.

The nearest small grocery shops are located within 10 minutes drive from the village.

The owners have an office team on hand for advice and assistance in cases of serious need or emergency.
